When your plans change, whether you’re deciding to study abroad, head home early or just switch things up mid-year, figuring out what to do with your lease at The Jay can feel overwhelming.
The good news is, we’ve helped hundreds of residents through the reletting process, so you’re not stuck figuring it out on your own.
In this article, we’ll break down everything you need to know, from how to relet your apartment to what’s required and what fees to expect.
1. Find a Reletter

If you’re reletting your apartment at The Jay, it’s your responsibility to find someone to take over your lease, and the sooner you start, the better.
Begin with people you already know, like friends, classmates, group chats or club members. Think of it like finding a roommate: you want someone reliable who will be a good fit with your current living situation.

2. Notify Management
Once you’ve found someone to take over your lease, the next step is getting everything officially started.
Email the leasing team and CC your reletter so they can confirm they’re stepping in. From there, they’ll submit an application and sign their own lease.
Including everyone in one email thread keeps things organized and helps make sure all lease details, like rent, are accurate from the start.

3. Reletter Application and Lease
Once you find someone to take your spot, they’ll need to fill out the The Jay application, which usually takes about 15–30 minutes.
They’ll be asked to provide:
- A government-issued ID, like a driver’s license
- Their emergency contact
- Their current address
- Pet details (if they have one)
- Background and credit checks
After they’re approved, they’ll sign their lease. To do that, they’ll either need a guarantor or show proof that they can qualify on their own.
Your reletter will also be responsible for standard fees, including an application fee, admin fee and security deposit. Check our FAQ page to see an updated list of these fees.
Approval usually takes 3–5 business days, but starting early is key because if anything is missing, they won’t be able to take over your lease and you’ll still be responsible.
4. Pay Your Reletting/Administrative Fees
Once your reletter is approved, there’s a $350 admin fee you’ll need to pay, along with any remaining balances. Once all outstanding balances are paid, we can send your relet agreement.
If you don’t want to find someone yourself, we’ve got you covered. Our reletting service costs 85% of one month’s rent (so if your rent is $1,300, it would cost $1,100) and includes promoting your unit and handling all of the details.
Either way, our team is here to help make the process as easy as possible.
5. Relet Agreement

After completing the steps above, both you and your reletter must sign a relet agreement, which will outline the specific terms of the relet.
If either party fails to complete the relet agreement, it will not be approved, and you’ll remain responsible for the full lease term.
6. Finalize the Details
Once your reletter is approved and your move-out date arrives, return all keys and access devices to the leasing office. From there, the team will issue new keys to your reletter.
If anything isn’t returned, replacement fees will apply:
- $100 for a key fob
- $100 for a parking sticker
- $25 for a bedroom or mailbox key
After everything is completed, you’ll officially be released from your lease, and all responsibilities will transfer to your reletter.
