At The Jay College Station, you’ll pay a $50 application fee when you apply, $379.20 in one-time charges at move-in and a monthly installment plus a $5 trash fee, renter’s insurance or our Risk Mitigation Program, and usage-based electricity and water. Parking is an optional monthly add-on. Here’s every charge, what it covers and when it’s due.
On tours, we hear the same three questions: How much do I pay right now? How much at move-in? How much each month? This guide answers all three, so the number on your first bill isn’t a surprise.
What’s included in your monthly installment at The Jay?

- A fully furnished apartment, including a full-size bed and mattress, dresser drawers, a desk and desk chair, and living room furniture
- An in-unit washer and dryer
- A 50-inch smart TV in every living room

It doesn’t cover electricity, water, trash, renter’s insurance or parking. Each is explained below.

What are the monthly fees at The Jay?
Monthly charges fall into four groups: your installment, required fees, situational fees and optional add-ons. Usage-based utilities are billed separately.
Monthly installment
Your installment depends on your floor plan. As of October 2026, starting rates run $1,069 to $2,059 per bed. Our 6-bedroom floor plans start lowest, and our 1-bedroom floor plans start highest.
Installments are due by the 1st of each month and are late on the 4th. Pay through your resident portal by debit or credit card or e-check, or bring or mail a check or money order to the leasing office. Your first installment is due Aug. 1. Because your lease total is split into 12 equal payments, August isn’t prorated.
Required monthly fees
Trash: $5 a month. Covers trash service for your unit.
Renter’s insurance or Risk Mitigation Program: $15 a month. Every resident at The Jay needs renter’s insurance. You can meet the requirement in one of two ways:
- Provide proof of your own renter’s insurance that meets the requirements in your lease. A personal policy can also cover your belongings, like your laptop, clothes and bike.
- Enroll in our Risk Mitigation Program for $15 a month. It provides the liability coverage your lease requires but doesn’t cover your personal belongings.
If you don’t provide proof of qualifying insurance, we’ll enroll you in the Risk Mitigation Program automatically.

Rent reporting through Boom: $8.95 a month. We enroll you automatically, and the fee shows up on your installment. Boom reports your on-time payments to Experian, TransUnion and Equifax, which can help you build credit without opening a credit card. Not interested? Opt out in the Boom app to remove the fee. Once you opt out, you stay opted out, even if you renew.

Situational monthly fees
These apply only if they fit your lease:
- Double occupancy: $200 a month. Available in studio and 1-bedroom floor plans.
- Pet rent: $35 a month per pet. Some breed restrictions apply.

Optional monthly add-ons
Parking: $75 to $95 a month. Spots are in The Jay’s on-site garage. To guarantee a spot, sign a parking addendum with your lease. Without it, we can’t hold a spot for you.

Usage-based utilities
A third-party billing company submeters your electricity and water and bills you monthly based on your use. Before move-in, the company emails your account number and web PIN, so there’s nothing to set up yourself.
