If you’re a Texas A&M student trying to figure out renter’s insurance, you’re definitely not the only one.

Renting your first (or even second) apartment in College Station comes with a lot of moving pieces. Between classes, roommates and everything else on your plate, adding “renter’s insurance” to the list can feel like a lot. What is it, exactly? Is it actually required? And what does it cover?

At The Jay, we’ve worked with hundreds of Aggies navigating the leasing process, and we know the questions don’t stop once the lease is signed. That’s why we put together this guide to break down renter’s insurance in a way that actually makes sense.

What is Renter’s Insurance?

Generally, renter’s insurance covers damage to your personal property caused by theft, fire, and certain natural disasters, or other unexpected events.

That said, not all renter’s insurance policies are created equal. It’s important to look at the details of your specific policy so you know exactly what you’re paying for.

Some plans mainly cover your personal property, like your laptop, furniture, clothes and other belongings. Others also include personal liability coverage, which can help with legal or medical costs if someone gets hurt in your apartment and you’re found responsible.

Taking a few minutes to understand what your policy covers can make a big difference. The more you know about your coverage, the more confident you’ll feel knowing you’re protected if something unexpected happens.

Do You Need Renter’s Insurance?

The answer is almost always, “Yes!”

Renter’s insurance isn’t required by Texas law, but many landlords and student housing communities in College Station do require it. In some cases, they’ll also set a minimum coverage amount, especially for liability protection.

At The Jay, residents are required to carry renter’s insurance with at least $100,000 in liability coverage. That’s a pretty standard requirement for student housing communities near Texas A&M.

One of the biggest misconceptions students have is thinking the landlord’s insurance will cover their stuff. In reality, a landlord’s policy usually protects the building itself and not your personal belongings.

For example, imagine someone breaks into your apartment while you’re home for the weekend and steals your TV, gaming console and laptop. The landlord’s insurance would typically cover damage to the building, like a broken door or window, but not the items that were taken.

Without renter’s insurance, you’d likely have to replace all of those belongings on your own. When you add up the cost of electronics, school supplies and everyday essentials, it can get expensive quickly.

Renter’s insurance protects your personal belongings so that if the unexpected happens, you’re not left covering the full cost on your own.

What Does Renter’s Insurance Cover?

Renter’s insurance provides financial protection while you’re living in a rental property. Most policies include three main types of coverage:

1. Personal Property Coverage

This protects your belongings like your laptop, clothing, furniture and school supplies from covered events such as a fire, theft or certain types of water damage.

2. Personal Liability Coverage

If you’re held responsible for injuries or property damage, your personal liability coverage will help pay for any medical or legal expenses. For example, if a guest slips and falls in your apartment or you accidentally cause damage to someone else’s property, liability coverage can help pay those extra costs.

3. Additional Living Expenses (Loss of Use) Coverage

If you have to move out of your apartment because of an unforeseen event, this coverage can help pay for temporary housing, food, transportation and other necessary expenses while repairs are being made. 

Each policy can vary by what events they cover, how much they’ll cover and what requirements they have for you to be eligible, so be sure to carefully review what is and isn’t included before choosing a plan. 

How Much Does Renter’s Insurance Cost?

In College Station, renter’s insurance typically costs about $20 per month.

The exact cost depends on factors such as:

  • The amount of coverage you select
  • The value of your personal belongings
  • The insurance provider you choose
  • Your deductible

It’s easy to mix them up, but your deductible isn’t your monthly payment—that’s your premium. A deductible is the amount you’re responsible for paying out of pocket before your insurance starts covering a claim.

For example, if your policy has a $500 deductible and your broken laptop costs $2,000 to replace, you would pay the first $500. Your insurance would then cover the remaining $1,500, as long as it falls within your policy limits.

Typically, a higher deductible means a lower monthly premium, while a lower deductible means you’ll pay more each month. The best option comes down to what fits your budget and how much you’d be comfortable paying upfront if something unexpected happens.

How Do You Get Renter’s Insurance?

There are several ways students living at The Jay or other off-campus apartments near Texas A&M can get renter’s insurance:

  1. Landlord Insurance
  2. Your Parent’s Policy
  3. Your Own Policy

The option you choose depends on your eligibility and desired level of protection.

1. Landlord-Offered Policy

Some apartment communities offer a built-in insurance option you can enroll in that satisfies their minimum coverage requirements. If you choose this route, make sure you review the policy details closely so you understand exactly what’s covered and what isn’t, especially when it comes to your personal belongings.

At The Jay, residents are required to carry renter’s insurance with a minimum of $100,000 in liability coverage. If you don’t provide your own renter’s insurance, you’ll automatically be enrolled in our liability waiver program, Homebody, for $15 a month. 

3. Your Parent’s Policy

In some cases, your parents’ homeowners insurance may extend limited coverage to your belongings while you’re living away at school, but this is typically more common if you live in a dorm. For off-campus living, your parent’s policy will generally offer less, or no, coverage. 

The coverage your parent’s insurance does offer is often capped at a percentage of their total personal property limit, so it’s important to check with their insurance provider and confirm that it meets your lease requirements. For example, if your parent’s policy offers $100,000 in personal property coverage, they will generally extend 10%, or $10,000, of protection for you. This won’t satisfy many insurance requirements for student housing.

4. Your Own Individual Policy

Many students choose to purchase their own renter’s insurance policy. There are numerous affordables providers that allow you to customize coverage amounts and deductibles based on your needs. Most policies can be purchased online in just a few minutes.
