When you tour The Jay before the building is complete, you’ll tour the leasing office, review floor plans and renderings, walk through the finishes and amenity plans and get a clear picture of what the completed community is designed to offer. You may not be walking through the finished building yet, but the tour is still meant to help you understand the units, amenities, location, lease options and overall resident experience before you decide whether to sign. 

If this is your first time touring a student apartment, that process can feel a little unfamiliar. You might not know what questions to ask, what details matter most or how to compare a community that’s still under construction. At The Jay, our goal is to make the tour feel simple, transparent and helpful so you can leave knowing what you saw, what comes next and whether The Jay is the right fit for you. 

In this article, we’ll walk you through the full tour experience of The Jay, from how to prepare ahead of time, to what you’ll see and how to move forward once you’ve found your ideal floor plan. 

Scheduling Your Tour

The first step of the process is to schedule your tour on our Book a Tour page. If you have potential roommates in mind, you might want to find a time that works best for everyone so any questions can get answered and you can make a decision about floor plans together. 

The tour typically ranges from thirty to forty-five minutes, depending on your familiarity with the leasing process and your specific needs.

How to Prepare Before Your Tour 

Before your tour, take a few minutes to think about what matters most in your apartment. Consider things like how many roommates you want to live with, what type of view you’d prefer and any specific features that are important to you. Having a clear sense of your priorities will help make your tour more focused and personalized. 

Here’s a checklist to think through before your tour: 

  • Price range 
  • Preferred floor plan style (studio, 4×4, 3×3, etc.) 
  • Desired amenities 
  • Window preferences 
  • Bathroom specifications 
  • Pet accommodations 
  • Parking options 

It’s easy to forget what you want to ask during an apartment tour, especially if it’s your first time, so it’s always good to think about what’s important to you before you go. That way, you can make sure you’re finding the best fit for you!

If you have roommates in mind, you should all discuss your priorities together as well! That way you’re all on the same page while you’re on your tour, and it’ll make the selection process that much easier.  

Arriving at the Leasing Office 

It’s tour time! At the time of your scheduled tour, make your way to The Jay’s leasing office, located at 106 College Main Street. You’ll be greeted by one of our Leasing Managers or Leasing and Marketing Associates (LMAs), who will virtually guide you through the property and answer any questions you have.  

As a bonus, enjoy a complimentary handcrafted coffee or matcha from our in-house coffee bar, Daydreamer. If you sign a lease at The Jay, you’ll receive free coffee and matcha from Daydreamer until move-in! Once the building opens, Daydreamer will be open in the lobby for purchase.

Exploring the Leasing Hub 

When designing The Jay’s leasin goffice, we incorporated colors, patterns, furniture and decor that mirror the aesthetics of The Jay interiors so you can get a feel for what the building will look and feel like.  

Within our leasing office, you’ll also find a model kitchen showcasing the countertops, cabinets and appliances slated for your future unit.

Taking a Look at Virtual Renderings

The Jay’s open lobby offers a warm and inviting atmosphere where residents can meet, mingle and connect with friends. 

After checking out the leasing office and mock kitchen, an LMA or Leasing Manager will guide you through a virtual tour of The Jay, featuring lifelike renderings of exteriors, study floors, amenities and Daydreamer. Wondering how accurate the renderings are to the future of The Jay? Explore our rendering-to-reality pages to see the planned versus real-life construction of our past properties.

Explore our Floor Plan Options

Units in The Jay will feature expansive windows to maximize natural light, spacious kitchen and living areas and private interior bedrooms.

Next you’ll explore floor plan renderings. Share any preferences you have for floor plans and our staff will assist you in identifying the unit that aligns best with your needs. This is when the list you made earlier of your apartment priorities and preferences will come in handy!  

Begin Your Application 

Once you’ve settled on the ideal floor plan for you and your roommates, you’ll kick off the application process.  

Ensure you have your driver’s license or government ID on hand. The application typically takes about 10 minutes to fill out. 

For international students, we recommend completing your application inside the leasing office so that we can help you address any questions or concerns that may arise during the process. 

Guarantor Details 

The application will also ask about your guarantor’s information. 

If you’re unfamiliar with the term, a guarantor is essentially someone who qualifies to co-sign a lease, like a parent or guardian. Given that most students may not qualify to sign a lease independently, the guarantor assumes the responsibility of the rental rate on your behalf.  

Once you’ve finished your part of the application, your guarantor will receive an email to complete another brief section.

Signing Your Lease 

After you finish the application, you’re ready to sign your lease. Take the time to read through your lease thoroughly and ask any questions as they arise. Signing a lease is a big commitment, so it’s crucial to understand the terms fully. After signing your lease, you officially become a future resident of The Jay! Congratulations!
