1. Will the building be completed on time? What happens if there are delays?

2. How much will it cost, including additional fees?

It’s important to note that specials may be running that change the effective rate. If there’s a “4 Weeks Free” special, for example, you can divide the cost of one month’s rent by 12– the number of months per lease term– then subtract that number from the original rental rate. Now, you will have an effective rate if you apply this special across the lease term.  

Example breakdown: 

  • Base Rate: $1,500 
  • Special: 4 Weeks Free, equals $1,500 
  • $1,500 divided by 12 is $125 
  • Effective Rate with the applied special: $1,500 minus $125 is $1,375

3. What are the parking costs, and what if parking fills up?

I’ve compared prices across other student apartments near campus, and The Jay offers excellent value, especially considering the amenities. They’ve even published a breakdown of additional costs, so everything is transparent upfront. 

Amenities are another standout feature here. The Jay offers:

Having these amenities within the building will be so convenient, saving money on things like gym memberships and ensuring I have safe, well-lit spaces for late-night study sessions. Plus, as a bonus, if I sign the lease, I get complimentary coffee and drinks from Daydreamer in the leasing office until move-in! 

I know the building is still under construction, but they’ve addressed this with a Delay in Possession Addendum to ensure everything stays on track for Fall 2027. They’ve also outlined what would happen in the unlikely event of delays, which helps provide peace of mind.
